
Feraiou Residential Complex — ELIA Residence & OLEA Residence is a two-building residential development in Peraia, Thermaikos (Thessaloniki), Greece, comprising 28 apartments with a total gross floor area of 2,102.15 m². IDE Consulting LP was engaged by a developer to deliver the complete design and permitting package. Led by Tzanetis Vogiatzis (Lead Designer & Project Manager), the team produced the topographical diagram and site documentation, completed the architectural design, structural design, and MEP studies, and prepared the documentation required for the building‑permit submission, filed in March 2026 (approval pending).
The design needed to achieve clear, functional apartment layouts and coherent circulation under constraints including limited frontage, constrained site access, and compliance with minimum parking requirements. In parallel, the program includes a high proportion of split-level residences, increasing geometric complexity and intensifying coordination demands across architecture, structure, and MEP.
Both buildings are organized across five levels. ELIA Residence includes a semi-basement and a raised ground level, followed by upper floors and an attic; OLEA Residence introduces an intermediate loft level and culminates in an attic. Across the complex, 15 internal staircases serve detached multi-level residences in addition to the main stair, requiring careful coordination and detailing to maintain clear, constructible solutions. Parking is provided at grade with 26 spaces, integrated into the site layout while meeting local requirements
Emphasis is placed on landscaped open areas and generous balconies, encouraging outdoor living and strengthening the visual and functional connection between exterior spaces and the interiors through large openings in the main living areas. Ground-level apartments benefit from private gardens, while the broader layout supports dual-aspect living and strong indoor–outdoor continuity.
IDE Consulting LP delivered the full design package (site documentation, architectural design, structural design, MEP studies, and building‑permit documentation support). Design is complete, and the permit submission was filed in March 2026 (approval pending).

The Peraia Heights Residence is a luxury single-family villa designed for modern living on a hillside plot in Peraia. Seafront Resort Redevelopment is a beachfront renovation and structural strengthening project in Epanomi, Thermaikos (Thessaloniki), Greece. Between 2021 and 2026, an existing apartment building of approximately 283 m² was comprehensively upgraded and reconfigured into a licensed tourist accommodation with six independent units. IDE Consulting LP delivered the full package across architectural, structural, and MEP design, permitting, and construction-stage supervision, led by Tzanetis Vogiatzis as Lead Designer, permit Project Manager, and Site Supervisor..
The plot’s direct proximity to the shoreline and a nearby natural stream introduced geotechnical and safety constraints and required careful coordination with the relevant authorities. In addition to the stream-related special approval obtained through the Prefecture, the project secured Architectural Council approval, archaeological clearance, and a municipal vehicle access permit, enabling a compliant pathway from concept to execution in a sensitive coastal setting.
The primary technical obstacle was the structural inadequacy of the existing building, which required urgent intervention to meet modern seismic expectations and safely support the new architectural vision. At the same time, the redevelopment retained the existing footprint and introduced larger openings, upgraded circulation, and new amenity elements, all while aiming for a retrofit approach with minimal architectural impact.
The structural strategy was developed using finite element analysis (FEA) to evaluate global behaviour, identify local deficiencies, and verify strengthening measures and new load paths under seismic actions. Seismic reinforcement of the existing frame was implemented using CFRP laminates and fabrics on selected beams and columns, chosen to enhance capacity and ductility while remaining compatible with the renewed façade and interior layout. Where new elements were required, the design introduced a hybrid approach combining reinforced concrete with composite steel-concrete components, including new slabs, beams, and columns. The external staircase was demolished and reconstructed in reinforced concrete to align with the revised circulation and safety requirements. Along the site boundaries, engineered gabion walls (sarzanetti) were designed primarily for boundary stabilisation, addressing elevation differences and ground stability near the stream and shoreline.

Architecturally, the redevelopment prioritizes sea-view orientation and a modern, minimalist identity. Larger openings strengthen the indoor–outdoor connection, and the top floor is designed as a setback level to create a lighter massing and enhanced outdoor usability. Internally, the building was reorganized into six independent units with a new stair arrangement and fully renewed wet areas including bathrooms and kitchens. New construction works also included a swimming pool of approximately 100 m² and an exterior reinforced concrete pergola of approximately 100 m², complemented by a steel pergola at the setback top floor level.
Permitting was approved, and construction was completed within the 2021 to 2026 project timeframe. Before-and-after documentation is available in the project gallery.
The "Ammouliani Eco Villa" is a luxury residence uniquely integrated into a steep 33% slope on Ammouliani Island. Spanning a 6,687 square meter land lot, the villa features a vegetated roof and a private swimming pool, designed to minimize visual impact while maximizing panoramic views of Mt. Athos and the Aegean Sea.
The concept’s architectural and engineering excellence was recognized with an Honourable Mention in the DOMES Architectural Awards. Beyond its design merit, the project represented a significant regulatory achievement. As Ammouliani is a designated conservation area, IDE Consulting successfully defended the design before the Central Architectural Council (KESA), securing landmark approval despite the strict Macedonian Architecture controls.
The residence includes four East-facing bedrooms and expansive South-facing common areas. Large glazing ensures natural daylight throughout the day, while integrated shaders protect the interior from excessive solar gain, balancing luxury with environmental sensitivity.
